What is Baseline Studios?


Baseline Studios is a local office and enterprise space situated on the Lancaster West Estate, developed to support economic growth for local start-ups, and provide affordable workspace to various occupant categories, including local businesses, community organisations, council services, and commercial enterprises.

Lancaster West Neighbourhood Team

Baseline Studios is the operating site of the Lancaster West Neighbourhood Team (LWNT), part of Housing Management, who were established as a local neighbourhood team in 2018 in response to the Grenfell Tragedy and are committed to working towards a 21st Century Model Estate. The team is also responsible for the general management of Baseline Studios, with the space acting as an open front door for residents of the Lancaster West Estate to come to reception for any queries. 
Reflecting this commitment to community impact, Unit 9 is home to the Lancaster West Residents’ Association (LWRA). Their presence helps foster a collaborative and inclusive working environment, ensuring that residents remain at the heart of everything we do.

Renting Commercial Workspaces 


Baseline Studios consists of 32 single units (330 sq. ft.) and 6 double units (660 sq. ft.). The studios available are on the ground floor and benefit from wooden floors, a fitted kitchen, and high ceilings.

The affordable workspace supports start-up and early-stage businesses, particularly for residents of the estate and those based in the North Kensington area, and those delivering community benefit.
